1. Parties
These terms govern the relationship between Lina Stay ("Host"), Via dei Pruni 56, 86039 Termoli (CB), Italy, and the booking party ("Guest").
2. Booking and Confirmation
A booking is confirmed only upon written communication from the Host and payment of the deposit.
3. Prices and Payment
- Prices per night for the entire apartment, VAT included where applicable.
- Excluded: tourist tax (€2.00 per person/night, max €10 per person; children under 10 exempt).
- Balance due at check-in.
4. Cancellation by Guest
- More than 48 hours before check-in: full deposit refund.
- Less than 48 hours before check-in: forfeiture of the first night's cost.
- No-show: forfeiture of the first night's cost.
5. Cancellation by Host
Force majeure: full refund. No liability for consequential costs.
6. Check-in and Check-out
- Check-in: 3:00 PM – 8:00 PM. Late arrivals must be pre-arranged.
- Check-out: by 10:00 AM. Late departures may incur an extra night's charge.
7. Guest Numbers
Maximum 4 guests. Undeclared guests may result in immediate termination without refund.
8. House Rules
- No smoking indoors.
- No pets.
- Quiet hours 10:00 PM – 8:00 AM.
- No parties without prior written consent.
9. Liability
The Host is not liable for theft or damage to personal belongings. The Guest is liable for damage caused to the apartment.
10. Guest Registration
Guests must provide identity documents at check-in (Italian law – Alloggiati Web).
11. Governing Law
Italian law applies. Jurisdiction: Court of Campobasso (IT).
